Where is it?

About three miles north of the city centre, Whitehall is sandwiched between Drumcondra, Santry and Beaumont, while nearby neighbourhoods include Glasnevin and Fairview.

Average house prices

According to estate agent Ann-Marie Duignan of Mason Estates, prices in the Whitehall area vary from about 380,000 to 790,000 plus. "For about 380,000 you would get an ex-Corporation house in one of the popular estates like Larkhill. This would be a three-bed in need of some modernisation. Houses on The Thatch Road, on the Beaumont side of Whitehall sell for around 420,000, while around Gaeltacht Park you could pay anything from 630,000 for a mid-terrace to 790,000 plus for a refurbished semidetached with garage, " says Duignan.

Type of houses

With little development land left in Whitehall, most of the housing stock dates from the 1920s to the 1950s. Gaeltacht Park remains one of the most popular areas in which to buy a home. These good-sized, semi-redbrick, three-bed family homes with fairly big gardens sell well. Part of Collins Avenue also runs through Whitehall, and these homes are also good sellers, achieving around 500,000 for a two/three-bed. Ex-Corporation houses selling for between 380,000 and 430,000 are popular.

Best streets to live in

One of the most attractive roads in Whitehall is Iveragh road, part of the circular Gaeltacht Park area. A wellpresented semi on Iveragh Road sells for up to 790,000 depending on its size and condition, while even the mid-terraced houses cost about 630,000. Innishmaan Road, also in Gaeltacht Park is also very popular, while the Larkhill estate is the most popular place for buying exCorporation two and three-bed homes.

Rental market
According to daft. ie, three-bed, one-bath, well-presented houses on Collins Avenue rent for up to 1,700 per month, while twobed houses around Larkhill, rent for around 1,200 per month.

Transport

Whitehall has a great bus service, with a straight road all they way to the city.

Amenities

Whitehall borders the grounds of Dublin City University. The area has plenty of local shops, while the Omni Centre in nearby Santry is within walking distance.

Schools

Whitehall Further College of Education, Scoil an Leinbh Iosa primary school, Larkhill, and Plunkett College VEC secondary school. Nearby Glasnevin, Marino and Drumcondra also have several schools and creches.

Future development plans

The beauty of Whitehall is that it has little or no land left for development, making it a mature and settled area, and already it has a very good transport network to the city centre and Dublin Airport.
