Period charm by the river

Currently available through Property Partners McCarthy & Morgan is Roughty Lodge, a magnificent period property with significant development potential.

Situated on approximately 27 acres of mainly top quality fertile land with boat (netting) and rod salmon fishing rights for the Roughty river, which it overlooks, this large home is located a mere two miles from the heart of the famous heritage town of Kenmare.

The property is surrounded by breathtaking views, which include the head of Kenmare Bay and the Caha mountains to the west and the Mangerton mountains to the north (one of Ireland's highest peaks).

Consisting of five large bedrooms, it has a charming curved avenue leading from the main road directly to the original Georgian porch. With its location within the Kenmare town boundary, Roughty Lodge could easily be restored to its former glory. The abundant acreage - currently zoned agricultural - has major development potential, while the land and house could be converted into a luxury five star hotel.

Roughty Lodge was built between 1780 and 1785 by Trinity College at the initiation of its agents the Orpens.

The property changed owners a handful of times between its construction and 1923, when John (Jack) McCarthy, grandfather of the present owners, purchased it and also became lessee of the fishery rights that followed same. In the mid 1950s Jeremiah McCarthy, father of the current owners, became the outright owner of the fishery rights.

One of the property's most attractive features is that it presides over the tidal mouth of the Roughty with its rich annual salmon and trout runs. At high tide a deep river channel flows into Kenmare Bay, which used to be a haven for pirates to prey on merchant ships homeward bound from the East Indies in the mid 1600s.

Along with everything this property has to offer, the rod and net fishing rights (which were purchased by Jeremiah McCarthy in the mid 1950s) are by far the most exclusive.

The current owners of Roughty Lodge and their family before them have occupied the property for more than three generations. With its unique history, ample acreage and superb location the possibilities for this property are endless and it is expected to generate considerable interest.
