Sip your nights away in Villa Vigneto and enjoy quintessential Italian living

WHAT could be better than sitting on the terrace of your home in the sun, sipping a glass of wine made from grapes from your very own vineyard? And making money while you're at it. Not from the vines but from your very own hotel.

It all sounds too good to be true but that's exactly what's in store for the next owners of Villa Vigneto in Liguria in the heart of the Italian riveria, on the market through Knight Frank Ganly Walters for 1.3m.

Villa Vigneto is a quintessential Italian country B&B hotel in a recently refurbished farmhouse on four hectares of beautiful countryside and has been both a successful business and home to its current owners for the last number of years.

They're selling up but they're leaving behind a 650sq m property complete with a breakfast/dining room, living room, office, 10 guest bedrooms (eight double, one triple, one single) all ensuite, with satellite TV and telephones in all rooms.

As well as the guest rooms there's also a self-catering apartment on site which can be rented out on a weekly basis with the use of either one or two double en-suite bedrooms. The apartment has an open plan kitchen/living room with wood burning stove, and the kitchen is fully equipped with gas cooker, electric oven, microwave, and fridge freezer. It further benefits from having its own separate entrance and private patio where guests can dine al-fresco.

The surrounding grounds feature a big covered outdoor patio with a large dining table that seats up to 20 comfortably, old style fountain, swimming pool, sun deck and communal guest bathroom with shower stall.

And as for those wine-making opportunites, there's plenty here to whet the palette. The previous owners made their own Barbera d'Asti DOC . . . a beautiful full-bodied red wine . . . from grapes from their very own vineyard which surrounds the property.
