ELEVEN four-roomed luxury cottages currently under construction are this weekend for sale in the latest phase of the 150m Doonbeg, Co Clare golf club project. The 'Links Cottages', each measuring almost 3,000sq ft, begin in price at 1.61m ex VAT, and include family membership of the golf club. The links golf course designed by Greg Norman opened in 2002 and includes a five-star lodge, clubhouse with dining and bar facilities and residential complex comprising 47 luxury suites.
All the suites, and the 17 units which made up phase one of the Links Cottages aspect of the development are privately-owned and have been leased back to Doonbeg golf club to form a bank of accommodation available to visitors.
The units now on the market will be sold on a similar basis, allowing purchasers the option of having them included in the club's leasing scheme. Irish investors deciding to take this option can offset approximately 75% of the purchase price against all other Irish rental income over a 10-year period. A full refund of VAT is available to purchasers.
The cottages, designed by US architect, John Denton Haley are finished to five-star standard. Interiors have been furnished by Jacquelynne P Lanham of Atlanta Georgia and CLR of Dublin. CCH Architects acted as project architects.
Materials include French limestone floors, Vermont roofing slates, 19th century wooden beams from France and America. White Venetian marble with grey veining from Carrera in Italy is used extensively throughout the bathrooms.
Fitted as standard are Neff kitchen appliances, Sanyo air conditioning, and Grohe and Hudson Reed plumbed fittings.
