Restoration drama No 5 Claremont Road, Sandymount, Dublin 4: 5m
Roisin Carabine

RESTORING a period property back to its former glory takes a great deal of skill, know-how and sensitivity.

Thankfully for the next owners of No 5 Claremont Road in Sandymount, all restoration work has already been done - and to such meticulous and exacting standards it's difficult to tell what's original, what's been repaired and what's been replicated.

No 5 has been extensively remodelled and extended to create over 279sq m (3,000sq ft) of living space without encroaching too much on the outside space. To the front there is off-street parking for three cars, while the rear boasts a 120ft south-west facing garden.

Accommodation includes three reception rooms which have been completely restored with fireplaces and cornicing repaired and replicated where necessary.

All three rooms are floored in solid wide plank boards and feature new solid sash double-glazed windows and folding hardwood doors that match the original design.

The kitchen is the real hub of this home and is located in the new 700sq ft extension to the rear with its vaulted glazed ceilings and glazed conservatory area. It features handcrafted units topped with marble worktops, island and a four-oven, gas hob Aga at its very heart.

Off it is a separate dining room, utility and large airing cupboard.

Upstairs on the rear return, the family bathroom is a modern, indulgent sanctuary with Villeroy & Boch sanitaryware and Huppe and Hansgrohe fittings. Also on this level is a large double bedroom with two sash windows boasting views of the garden below. On the first floor are three more double bedrooms. The master, overlooking the front of the house, features an original restored fireplace, walk-in wardrobe and modern en-suite.
