Area Spotlight - Leopardstown

 


Where is it?

Stretching from Ballyogan Road, this neighbourhood extends across Leopardstown Business Park and racecourse, to the borders of nearby Sandyford, Stillorgan and Foxrock.

Average house prices

Its south Dublin address and close proximity to Foxrock and Stillorgan ensure strong property prices, despite the fact many of the homes here are modest looking three- and four-bed semis in modern housing estates. Expect to pay from around 560,000 upwards for a three-bed semi or up to 3m plus for a period home with large gardens, according to Lisa Morrissey of Savills HOK. On average a four-bed home built during the last 20 to 30 years will cost you around 700,000 to 890,000.

"Leopardstown is very popular with young families or couples trading up from an apartment in south Dublin, " says Morrissey. "Young buyers typically go for the three-bed semis in the newer estates built a few years ago, and the fact that the Luas extension to Leopardstown is now under construction has given this area an added boost."

Type of houses

Whites Cross has some fine period houses, where prices range from 1m to 3m plus. Leopardstown Park is a nice development of 1950s semi-detached four-beds with garages and gardens, costing from 890,000. However, the vast majority of homes are modern. One of the largest new developments in the area, The Gallops, built over the last 10 years, has a huge range, from a threebed, one-bath house of 84sqm (900sq ft) for around 560,000 to a six-bed detached house for 995,000. New apartments in the recently-built Central Park cost from around 345,000.

Best streets to live in

Most popular include Leopardstown Road where houses are large detached four- and five-beds, costing from about 1m upwards, or Whites Cross, which is the older part, and very close to Foxrock, where again prices start at 1m.

Rental market

Rental levels are strong, with such close proximity to the Leopardstown Business Park. Daft. ie is currently letting a fivebed detached bungalow (unfurnished) for 2600 per month.

Transport Served by route 118 and link bus to 46A.

The Luas stops at nearby Sandyford but is being extended to Leopardstown.

Amenities
Racecourse, hospital, Dunnes Stores Ballyogan Road, Bewleys Hotel and Leopardstown Golf Course.

Schools
A new national school has been built at The Gallops, while a link bus provides easy access to the 46A serving Blackrock College and Mount Anville schools.

Future development plans
The Luas line is due for late 2009.
