Gleann Duchais gets star make-over



Two houses got a star make-over when they featured in RTE's lifestyle programme 'Showhouse'. The houses at Gleann Duchais on the Mount Temple Road are four / five bedroom homes in a quiet private location. Two designers were set the task of creating a look for the houses targeted at families looking for a sustainable home with a luxurious twist.

The site chosen by the developers for the scheme of just 15 architecturally designed homes runs onto Moate Golf Club and is a short walk to the schools and shops of Moate itself.

Moate Golf Club was founded in 1900, moved to the present location in 1940 and in 1993 was extended to an 18 hole course. The new clubhouse was built in 1997. Set in gently rolling parklands it offers challenges to both the beginner and the experienced golfer.

According to Healy Hynes of Hynes Real Estate Alliance, ecological design and sustainable principles have been priorities at Gleann Duchais, a small scheme which overlooks Dun Na Si Heritage Centre and Moate Golf Club. Wood chip boilers, solar panels and Grade A energy efficiency are just some of the sustainable elements of the scheme. "This system will provide over 60% of the normal domestic hot water heating, " says Healy Hynes of Hynes Real Estate Alliance.

As a counterpart to the solar panels, the homes also come with wood pellet boilers. "This system will be about 40% cheaper to run than conventional oil-fired systems, " adds Mr. Hynes. "Overall savings of 50% on energy bills can be expected."

Green concerns, however, will not take away from aesthetics and the fit-out at Gleann Duchais promises to be both sustainable and stylish. All of these stunning houses are finished to a very high standard and come with the added security of a 10-year structural guarantee. Three stunning showhouses are on view including those designed for the upcoming episode of RTE's 'Showhouse'.

The interiors of these homes are equally impressive with well-proportioned and bright spacious rooms throughout.

Accommodation comprises a bright entrance hallway, with reception room either side, kitchen / breakfast room and separate dining room, utility and downstairs wc.

To one side of the wide-open entrance hall you will find the multi-purpose 170sq. ft. bedroom / library and to the other, a generously proportioned living room with open fireplace.

This room interconnects with the dining room which then flows elegantly into the kitchen / breakfast Room.

Moate is set to receive the new N6 motorway in 2007 / 08 which will put it within easy reach of Dublin. The town has a variety of good local schools and recreational activities such as GAA and golf as well as high street shops, coffee shops, restaurants and pubs.
