Luxury still attracts top money
Roisin Carabine

LM DEVELOPMENTS, developers of a new uberswanky luxury estate in Malahide, Co Dublin (which hasn't even been built yet), managed to bag six sales at its opening launch last Tuesday in a swish suite at St Stephen's Green South, proving that, while the market may in slowdown, there are people prepared to pay top money for something totally bespoke.

Located south of Malahide village, opposite the grounds of Malahide Castle, Streamstown Wood is a truly bespoke scheme of 22 luxury detached residences set on landscaped gardens and a private residents' park.

Designed and built in the Edwardian style in red brick with granite relief and featuring pitched slate roofs and square bay windows, houses here are seriously spacious at an enviable 448sq m to 686sq m (4,827sq ft to 7,383sq ft) and include five or six bedrooms spread over four floors.

Buyers can choose from seven different house designs . . . Mandeville (the largest), Herbert, Johnson, Lanchester, Draycott, Redcliffe and Osborne . . . and layout options which include an indoor heated swimming pool, full leisure facilities (jacuzzi, sauna and gym), cinema room, temperature-controlled wine cellar, games room and bar, and a nanny suite.

Standard to each house will be a Clive Christian kitchen, a state-of-the-art home automation system, and a superior fit-out for bathroom ware, tiling and wardrobes to the value of 280,000.

As an added incentive for buyers, LM Developments has enlisted the skills of internationally-acclaimed Irish designer Louise Kennedy to do the interior design on the two showhouses, which will go on the market fully furnished.

Another exciting feature of Streamstown Wood is the 2m private park designed by renowned landscape architect Tim Austen, the centrepiece of which is a spectacular water feature surrounded by an Edwardian fruit garden, sunken amphitheatre and children's adventure area.

The first homes will be ready for occupation in June 2008 and with each purchase comes a three-year platinum membership of global concierge service Quintessentially.
