Where is it?
Booterstown is a beautiful village close to the seafront, around 6km from the city centre. The area is bordered by Blackrock, Stillorgan and Mount Merrion. Other nearby areas include Clonskeagh, Belfield and Goatstown. Property prices are high and there are few starter homes available here.
Average house prices It's difficult to put an average price on property in Booterstown but don't expect much change from 1m if you're looking for a modest three-bed in nice condition. "At the lower end of the market, you would get a very decent two-bed apartment for around 550,000, " says Kate Sisson of Gunne. "A mature three-bed costs from about 800,000 upwards, and large period houses cost from around 1.5m." A two-bed apartment in Cherbury Court costs about 490,000, while four-bed modern houses in the popular Fosterbrook development off the Stillorgan Road range from 1m to 1.2m.
Type of houses Booterstown has a wide variety of houses ranging from Georgian and Victorian to modern apartments. The area also has a good stock of 1950s' and 1960s' semis N1 CMYK around Woodbine and Trimleston Park and modern three- and four-beds in the Fosterbrook development.
Best streets to live in "Booterstown Avenue is very popular because it has such wonderful old period houses, although the whole area is very sought after in general, " says Sisson. "We find the 1950s' houses around Trimleston Park are snapped up like hot-cakes, probably because they offer good family accommodation and have good gardens, with prices from around 800,000 upwards, " adds Sisson. Elsewhere, St Helen's Road is very popular, according to Heather Armstrong of Sherry FitzGerald. "You could pay anything from 1.5m to 1.75m-plus on St Helen's Road, although homes here don't come on the market that often, " says Armstrong.
Rental market According to Daft. ie, a two-bed apartment in the Seamount development in Booterstown rents for about 1,700 per month, while a four-bed, three-bath unfurnished house in St Helen's Wood development lets for about 2,500 per month, and a four-bed, two-bath house at Castlecourt, Booterstown rents for 3,500 per month.
Transport The area has its own Dart station and is served by several bus routes including the 45, 7, and 7A.
Amenities Booterstown Marsh Nature Reserve, Radisson SAS St Helen's Hotel, Booterstown Park.
Schools Booterstown has several well-known schools in the vicinity including St Andrews College, Teresians, Sion Hill, Blackrock College and St Killian's German School.
Future development plans Booterstown is set to benefit from a 2m investment by Dun Laoghaire-Rathdown County Council on the redesign of green spaces. Williamstown and Blackrock Park will also benefit.
