Where is it?
Less than three miles to Stephen's Green, Clonskeagh is very convenient to the city and is surrounded by Ranelagh, Dundrum, Donnybrook, Belfield, Churchtown and Goatstown.
Average house prices
An up-market residential neighbourhood, Clonskeagh is expensive in terms of house prices. At the bottom end of the market, expect to pay from around 500,000 for a basic two-bed apartment built in the last decade or so. A good-sized two-bed in very good condition in the Roebuck development costs from 565,000 upwards. A three-bed townhouse in Roebuck costs between 645,000 and 715,000. "For a three-bed mid-terrace redbrick on Whitebeam Road, you would expect to pay between 1.15 and 1.2m, although for a semi-detached house on this road, you could pay 1.7m plus, " says estate agent Miriam Mulligan of Sherry FitzGerald.
Also at the top end of the scale, four-bed semis in Nutgrove Park cost between 1.25m and 1.6m depending on condition.
Type of houses Clonskeagh has a good range of homes from charming 1930s Crampton-built houses on Whitethorn and Whitebeam Roads and 1950s semis in Nutgrove Park to more recent apartments and townhouses on the Roebuck estate.
Best streets to live in In general most areas are sought-after in Clonskeagh, but according to Miriam Mulligan, some roads never fail to attract attention. "Whitebeam Road and Avenue and Whitethorn are extremely popular. They are lovely 1930s houses with great character and large gardens. Nutgrove is also highly sought-after, particularly with family buyers who like the 1950s style and big gardens. Embassy Lawn has some great 1930s bungalows on large sites, which again are very popular, " says Mulligan.
Rental market The south Dublin location, proximity to the city and UCD makes Clonskeagh a good rental area. Daft. ie is currently renting a three-bed, two-bath penthouse in the Stanford development for 3,000 per month. A three-bed, two-bath house on Whitethorn Road is renting through Daft. ie for 3,000 per month, while a two-bed, one-bath apartment at Roebuck Lawns is available for 1,400 per month.
Transport Served by several bus routes including the Nos 11, 11A, 17 & 116, and about 10 minutes walk from Milltown Luas.
Amenities Dodder River and Park, Islamic Cultural Centre, mosque, churches and local shops.
Schools St Killian's German School, Clonskeagh National School and very close to Mount Anville, Teresians, Muckrosss Park, Gonzaga and Notre Dame.
Future development plans Under the UCD Campus Development Plan 2005-2015 the college, which is accessed from Clonskeagh Road, will see a lot of redevelopment including extending the woodland, and further developing the buildings and sporting facilities on-site.
