Area Spotlight Killiney



Where is it?

About 10 miles from Dublin city, Killiney is a coastal village, bounded by Shankhill and Dalkey.

Average house prices It's almost impossible to give an average price for houses here. At one end of the scale you could pay 20m, while Gunne is currently selling a one-bed apartment on Seafield Road for 310,000. The large detached homes sell for between 1m and 20m, while three-bed semis in modern housing estates near Shanganagh Road sell for between 510,000 and 570,000.

Type of houses During the 19th century, the Warren family developed many of the Victorian residences in Killiney, while many large homes on their own grounds were also built during this time. Lisney is currently selling Strathmore, a large seven-bed house on nine acres of land overlooking the sea.

The property is home to the Canadian ambassador and is on the market for 17m.

At the lower end of the market, there are several modern housing estates like Abberley, Bayview and Brookdene, where homes are typically three and four-bed semis. The village has some late 19th century cottages Best streets to live in "Vico Road is probably one of the most prestigious roads in Killiney, where you could pay anything from 3m to 20m, " says Kathy Crowe of Gunne.

"St George's Avenue is also very soughtafter, " says Crowe. Douglas Newman Good is currently seeking 1.67m for a two-bed period stone cottage on St George's Avenue, while Sherry FitzGerald is selling Bremac, a five-bed detached house on St George's Avenue for 5.75m. Killiney Hill Road is another popular road with exclusive detached properties, as is Military Road East. Expect to pay around 2m plus. "Other parts of Killiney which are very popular with young families and first-time buyers are the newer houses in estates like Abberley. They may not have sea views but they still have the Killiney address, " says Crowe.

Rental market Rents in Killiney are high, with a premium for the prestigious address. Daft. ie is currently renting a two-bed, two-bath apartment in Killiney Court, Station Road, for 4,500 per month, while a large fivebed detached house on Church Road is on the market for 5000 per month, and an imposing six-bed house on one-acre, on Military Road is renting for an incredible 18,000 per month. On the more affordable side, a three-bed semi in the Bayview estate is renting for 1700 per month.

Transport Killiney is served by the Dart train and Dublin Bus route No 59.

Amenities Killiney Hill Park, Killiney beach, and Killiney Golf Club.

Schools Killiney/Glenageary National School, St Joseph of Cluny, Holy Child Secondary School.

Future development plans Proposed development by Ellen Construction for 140 apartments at Kilmarnock, Military Road in Killiney, with 70% of units available for affordable housing.
